That's the standard setup here. On most Hermosa three-story rebuilds the dryer sits in a second- or third-floor closet or a bathroom alcove, and the duct runs straight up inside a chase to a roof cap. We clean it from both ends: a rotating brush on a flexible rod fed up from the dryer connection, and access at the roof termination where the lint actually piles up. No drywall gets opened for a normal cleaning. If the chase has a hidden elbow or a crushed section, we find it during the run and tell you where it is before doing anything else.

What actually fails on these vertical roof-vented systems?

Three things, over and over. The roof cap flapper sticks or gets packed solid, so lint that made it all the way up has nowhere to go and settles back down the vertical run. Foil or flex transition hose behind the dryer gets crushed against the closet wall because there's no depth in these tight closets, and that pinch point collects lint fast. And on the older stock, the vertical duct itself is undersized or has too many bends for the height it's climbing. Symptoms are the same either way: towels coming out damp, the closet feeling humid, longer and longer cycle times.

How often should I have it done with this much beach laundry?

More often than a typical inland house. Beach towels, swimsuits and sandy sheets are heavy, high-lint loads, and households here run them constantly through summer. Add the marine layer — mornings are damp for months, and moist lint packs into the duct instead of blowing clear. If you're running towels most days, plan on annual service at minimum, and don't be surprised if a vertical run needs it sooner. We'll tell you honestly what your duct looked like and when it'll realistically need attention again.

What makes the cost higher or lower for a house here?

Height and access, mostly. A two-story with a short vertical run and easy roof access is at the simpler end. A three-story walk-street rebuild where the duct climbs the full height and the roof termination needs ladder work from a narrow side yard takes longer, and that's reflected. Multiple dryers, or a second unit in a rental portion of the house, adds to it. Parking on the walk streets and narrow alleys costs us time too, but we don't surcharge for that. You'll know the number before we start, and it doesn't move unless we find damaged duct and you agree to repair it.

Can you come out same day if my dryer stopped drying?

Often yes. Hermosa is compact and we're in the South Bay daily, so if you call in the morning there's a reasonable chance of a same-day slot, and next-day is usually available. Tell us upfront which floor the laundry is on and whether the roof is reachable — that decides what we bring and keeps us from making a second trip. If your dryer is throwing a heat error or shutting off mid-cycle, say so when you call; that moves you up.
